Whole House Remodel

Every picture tells a story…and the pictures associated with this remodel tell quite a few — which should come as no surprise given the history of this home.  Our job was to bring those disparate stories together into one seamless tale of beauty, comfort, and grace.  Mission accomplished!

Vision

This home was moved to its present location in the Boise foothills in the 1960s, at which time an addition was built.  Some 20 years later a second level was added.  The ground floor living space was subsequently divided into several areas, out of which our vision was to open up and integrate an updated kitchen, dining room, and family room.  The dramatic transformation that followed was based on yet another collaboration with Gina Wagner of Seed Interiors.

Challenge

It’s not often that a floor is the starting point for all the elements in a remodel, but the structural reality of this project was that we were dealing with different floor systems from the home’s past.  An even more significant structural challenge that we faced was in removing the posts and walls of the main living area — no small feat when you consider that they were supporting the second level!

Accomplishment

We unified the floor system by starting at its highest point and leveling it using a laser, then laying down a roasted oak hardwood (the color that you see in the photos is natural, not a stain).  We removed the walls and posts of the former kitchen area and spanned it with a steel beam for structural support, then reframed the entire system to raise the ceiling height as much as possible.  By taking out a wall system we created a dining area separated from the kitchen by a large cabinet unit, with a pocket door added for additional separation if desired.  We converted a space that had formerly been a large closet accessible off the main hallway into a kitchen pantry.  For the adjoining family room we kept the fireplace in the same location, but installed a new unit and surround, then wrapped the ceiling beams so that we could stain them the same color as the mantle and flooring.  We also updated the lighting and redid the ceiling texture.

Highlights

To say that this remodel involved some focused effort is an understatement, but the before and after results speak for themselves.  After all, a picture is worth a thousand words.

Retire…Reflect…Remodel

Whole House Remodel

For an active Boise couple, retirement meant re-examining their lifestyle and priorities.  It also meant rethinking their home’s suitability for the next chapter in their life story.   

Vision

For our clients, retirement didn’t mean slowing down — it simply meant having more time to pursue other interests beyond their professions.  Given their active role in the non-profit sector, these interests included entertaining, and they wanted to make sure their home was up to the task.  This meant improving the functionality of their kitchen and expanding their outdoor living spaces to take advantage of a beautiful vista.  While addressing the issue of public space, they also decided it was time to give their private space a much needed facelift.

Challenge

Situated on four acres of mature trees and stunning views, our clients’ two-story home, built in the early 1900s, had plenty of entertainment potential.  The kitchen, however, had not been updated since the couple bought the home thirty years earlier.  With worn out formica and linoleum, and appliances that barely worked, it needed a serious update — and during the demolition phase we discovered that it also needed new floor joists.  Turning our attention to outside entertaining, we needed to address both the creation of a gathering space as well as improving the esthetics of the home’s east-facing facade.  Meanwhile, on the private side of their home, we focused our engineering on a master bedroom untouched, save for the addition of a six dollar light fixture, since its owners acquired it, and that suffered from a sense of claustrophobia imposed by attic-like angularities.

Accomplishment

Other than rebuilding the floor joists, the main work in the kitchen had to do with updating rather than reconfiguring.  To make the room a more pleasing gathering space, granite replaced formica, and slate replaced linoleum.  Our clients liked their existing cabinets, and elected to add to rather than replace them for this using the best equipment from the BestofMachinery site online.  We worked with a local cabinet maker to customize cabinet facades that blended the new with the old.  To enhance our clients’ culinary interests, we added a prep sink and an under-the-counter refrigerator, along with something they had long wanted: a gas range — then installed a window above it to bring in another necessary component to great cooking: light.  To provide more room for outside gatherings, and to take greater advantage of the view from the east side of their home, we worked closely with our clients to design a patio roof that doubled as a rooftop patio, and connected that space to their ground floor patio via a custom spiral staircase that they helped design.  We also connected it to an existing rooftop space on the other side of the master bedroom.  In this room, we reengineered the ceiling joist system to remove constraining angles and open the room up to become a place of space and light that invited one to do more in it than go to bed.

Highlights

Over the course of a five-month remodel project, the changes to our clients’ home transformed it from a place whose drawbacks they had learned to live with for some 30 years into a home that elegantly and efficiently supported their evolving lifestyle needs.  Getting to that point was made possible by a very close collaboration between our clients, who were very detail oriented and clear about their remodel intentions, and a STRITE designer, project manager, and construction lead, while also using maintenance services for this and people can call Central Penn Contracting to hire these services.  The result of this collaboration for our clients was not just a home they wanted to live in for the rest of their lives, but the satisfaction of having played a major role in its creation.  For STRITE, the satisfaction was not only in a job well executed, but in knowing that we had the people and processes in place to accommodate the level of involvement our clients desired.

Like so many homebuyers, Janet and Russ had to carefully weigh the allure of their ideal home against its affordability — and like so many homebuyers, their decision was to stretch their budget to accommodate a house they knew they could live in and love for many years.

There was indeed plenty to love about their north Eagle home.  Built in the early 1900s, the two-story house was situated on four acres with mature trees and a beautiful view, and it was close to Hewlett-Packard, where both Russ and Janet were employed.  But after 30 years, they were ready to rekindle the love affair with their home, and that meant addressing its imperfections — some of which dated back to when they first moved in, and some that simply reflected the toll of passing years.

It wasn’t as if Janet and Russ hadn’t made home improvements along the way.  Twenty years earlier they had put in an office/closet/bathroom addition, and in 2005 they added a full basement, bringing their house up to 2,600 square feet of living space that better accommodated guests and hobbies.  A few years ago they created a large patio with pavers, leaving additional footers for an eventual roof.

Unfortunately, their initial remodel project created an exterior appearance that didn’t match the rest of the home.  As Russ describes it, “It left an ugly wall on the east side of the house that clearly looked like an addition.”  For Janet, one of the biggest drawbacks to her aging home was its kitchen.  “We had redone the kitchen when we first bought our home, but hadn’t touched it since. We had formica and linoleum that was worn through, and the appliances were getting very old.”  The couple was ready as well for some changes to their bedroom, which Janet described somewhat charitably as “old and dark.”

“It was faded and dingy,” she states more bluntly, “and the only source of light was a fixture we bought for $5.99 when we moved in.  It was just not a place you wanted to be.”  Clearly, it was time to make some improvements — and time was an additional concern of the now retired couple, who wanted to spend the rest of their lives loving their home as much as they had three decades earlier.

Russ and Janet had first talked to STRITE when they considered doing their patio addition — but this was prior to the economic downturn that caused many would-be home renovations to be put on the back burner.

“We ran into STRITE every year at the Tour of Remodeled Homes,” Janet remembers, “and we thought they were very nice people, and we admired the quality and creativity of their work.  They clearly know how to remodel challenging spaces.”  By the end of 2013, however, Janet and Russ were ready to do more than just talk to the nice people.  They were ready to make some major changes of their own.

Russ and Janet’s remodel project, which began just before Christmas 2013, started with the master bedroom.  Constrained by odd angles that made the room feel more like a cave (Russ’s description) than a living space, STRITE set about solving some structural challenges — challenges that the couple could especially appreciate given their engineering backgrounds.  As Janet recalls, “In every spot STRITE had to do some pretty miraculous figuring — and figuring out how to make all those angles come together in a nice cohesive look was a lot of hard work.”  To bring additional light into the room, STRITE replaced an attic vent with a window.

Moving into the kitchen, the project hit a delay when it was discovered during the demolition phase that the floor joist system would have to be replaced.  “It was a mess,” says Janet.  “We were putting in a slate floor, and you want that to be well supported.  The more layers of old house we got down to, the worse it was.”  Ah, the charms of an older home.

Other than rebuilding the floor joists, the main work in the kitchen had to do with updating rather than reconfiguring.  Russ and Janet liked the existing cabinets made with quarter-sawn white oak, and elected to add to rather than replace them.  “The biggest changes to the kitchen were going from formica to granite and from linoleum to slate,” says Janet.  Perhaps the most challenging aspect of the kitchen remodel was choosing the appliances.  “We wanted to avoid the stainless look,” Russ says.  “Big surfaces of cold stainless steel don’t go very well with the warmth of natural wood cabinets.”

A Healing Remodel

Bathroom Remodel

The most usual challenge with remodeling old homes is dealing with infrastructural wear and tear.  Sometimes, however, an equal challenge can be found in dealing with previous remodel efforts.  In the case of one North End home, we were faced with both!  

Vision

This North End home had a long history, beginning with an original farm house structure that underwent several additions between the 1950s and 1980s.  While these additions provided much needed living space, they resulted in an incoherent floor plan that left no central gathering space for the family.  Our client’s vision was to turn this house back into a home.

Challenge

The first thing to do is to clear all the property as it has a big space for the extension that is full with trees, dirt and garbage, we will be looking for the Land Clearing Companies in Va to clear the land and leave it ready for building purposes. The net effect of several additions over the decades was to move the “public” area of the home farther to the rear of the site, which included the home’s primary entrance.  As you can imagine, this caused many first time visitors to try and enter the home through an unused porch entrance.  Our goal was to keep the home basically intact, but make the structural changes (including the removal of the home’s middle structure) necessary to create a dining space, rebuild the area for a living room, and create a well defined entry to the home.

Accomplishment

If a picture is worth a thousand words, the photos below could constitute a novel the size of War and Peace.  As it is, the narrative they portray is the real story behind this project.  The short version of that story is that as we began our work, we discovered  that the original foundation was disintegrating.  As a result, one wall dipped by almost an inch and a half.  Although it hadn’t been a part of the original plan, we proposed removing the old foundation as the first step to building a full second story to replace the former master bedroom/bathroom space.  We’re happy to say that we shaved the budget to make this an affordable, albeit unexpected, alteration to our scope of work.

Highlights

It never fails to amaze us just how much a remodel can change peoples’ lives.  With the previously fractured plan for this home, the family room was located at the opposite end of the home from the kitchen.  With the remodel completed, the public spaces of the home flowed into one another with a clear line of sight between the living room, dining room, and kitchen.  This was a fun project to design, and to this day we get rave reviews from the owners whenever we bump into them.  Word travels fast in a small city, so in our line of work, you’d better deliver!

After. Before -The former house had many design issues, primarily due to several additions over the past few decades, which moved the ‘public’ area of the home to the rear of the site – along with the primary entrance. The former entry porch was no longer used – confusing many first time visitors to the home (the real entry is behind that bush on the left). The next 3 pictures will give a brief history of the home.

Home history (1 of 3): The home prior to a remodel by the previous owners in the early 80’s. What you see here is the original structure, and behind are two additions completed sometime in the 1930’s – 1950’s. Confusing? The new remodel will be the fourth major remodel to the home. Home history (2 of 3): The rear of the home showing to the right addition #1, what appears to be possibly a former Family Room addition. In the center, addition #2, a later remodel adding a bathroom and possibly a Kitchen. In the foreground, the 80’s addition foundation is recently poured. Note the location of the small window as a point of reference for the next photo. This little bump out is incorporated in the 80’s addition, visible in the next photo. Before – Here is a picture before our start. This portion of the home, for the most part, remained intact. We did include this former covered area into the home to provide a space for Dining. Note the bathroom window, still there, but not for long. During – The first bite.

An 800 lb steel beam to span across the kitchen, being lifted in place. We use steel to allow a continuous flat ceiling in the Kitchen and new Dining space. Note the plywood under the white wall at the right of the picture, this is protecting a cabinet that was saved. More on that later. Dining space framed in featuring direct access to Patio. The entry is now well defined from the entry to the property, and more importantly connects directly to the public area of the home.

After – Installing the paint grade trim work, very detailed and labor intensive – resulting in a dramatic impact. All the wood work mimics the existing home’s details. Note how the hardwood floor is protected during the last stages of the remodel. Before –  Lets take a look at the fractured layout of the former home. The Family Room was located at the opposite end of the home from the Kitchen. To reach the Kitchen from here, there were 3 spaces to walk through. Before – Continuing to the Kitchen, the Dining space with stairs to the Master Suite. The Hall ahead steps down and you must step up again to enter the Powder room on the left. This is the room with the small window mentioned earlier. Watch the red wall… During – Removing the bath, a difficult task due to the old and the new completely encasing it. Backhoe + chain = power.

During – Same view, door removed off of stairwell. Note the stairs were reconfigured to ‘land’ in traffic flow, not in the middle of the room. The space to the left of the stairs contains the Pantry (accessible from the other side) and the Mechanical room. The new hardwood flooring is being installed at the time of this picture, the flooring ties into the existing Kitchen floor. Note the flat ceiling in the Kitchen – evidence of the steel beam doing it’s job. During – The white door was installed to block access to the Master Suite, which remained intact. From Tuscan to Contemporary: a Whole House Remodel

Our clients loved their Southeast Boise neighborhood, and while the Tuscan-inspired exterior of their house was attractive, the carry over of that theme into its interior created a number of issues for the couple from the day they bought it.  Although our initial focus was the kitchen, this ambitious remodel soon extended well beyond.

Vision

Our clients’ home was certainly large enough from the standpoint of floor plan, but it always felt crowded to them — particularly when more than one person was in the kitchen.  Beyond updating the look of their home’s interior to reflect a more contemporary European style, what our clients wanted was a greater sense of spaciousness, and straighter, cleaner lines throughout.

Challenge

One of the drawbacks of the original kitchen was inefficient workflow, especially between the cooktop, the preparation space, and the refrigerator.  Our clients also wanted to improve the efficiency of their cabinetry as well.  Besides the kitchen, several other spaces suffered from what our clients repeatedly described as being “cramped” and dark.”  For one thing, the home had a beautiful backyard and patio area, but there was virtually no visual connection to it from inside.  The house had a separate dining room, but it wasn’t large enough to host the family gatherings they had envisioned — while the dining area next to the kitchen gave the term “nook” a meaning more synonymous with “cramped” than “cozy.”  Although it came as something of an afterthought, our clients asked us to address their home’s staircase, which while visually striking, also added to a bulky and dark look that plagued other areas of the home’s interior.

Accomplishment

Addressing our clients’ issues resulted in nothing less than a virtual gutting of their home’s interior, beginning with the transformation of their kitchen and dining area into contiguous spaces in which form followed function with a contemporary European sensibility.  Although we didn’t significantly change the footprint of the kitchen, we profoundly changed the nature of the space and visually opened it up — partly by adding a bank of windows over the kitchen sink.  This effect that was repeated in the former breakfast nook, which was squared off to pick up enough additional square footage to make it a viable family dining room (the former dining area has since become a cozy sitting room alternative to the family room adjoining the kitchen).  The bank of windows installed in the reconfigured breakfast nook also had the effect of bringing in views of the backyard to enhance the overall feeling of light and space in the home.  This effect was further heightened in the evening, thanks to the outdoor lighting.  The flow of the great room/kitchen/dining area was further enhanced by continuous cork flooring.

The staircase redesign took many hours to figure out.  The original had a half wall that went all the way up the stairs, and our clients had proposed taking out that wall to create an open bannister with a custom rail to match the curve of the stairs.  This would have been very costly, so we instead proposed demolishing the old staircase and reframing it to create the straight, clean lines that the couple was looking for as a consistent theme of their remodel.

In its original layout, guests who wanted to use the downstairs bathroom/powder room had to walk through a narrow passage way that led to the laundry room, and ultimately to the garage.  We relocated this bathroom to make it more accessible, then expanded the walls and ceiling of the laundry room area to make it a more practical workspace and quasi-mudroom.  We also remodeled the master bathroom, removing the soffits, updating the cabinets and fixtures, replacing the spa tub with a free standing model, and installed a more contemporary looking shower.  By removing the space that had been a separate toilet area, we were also able to expand the size of the walk-in closet, while adding to the overall sense of spaciousness in the master bath and giving it a sense of symmetry consistent with the rest of the remodel.

Highlights

Overall, this was a project that involved not only issues of esthetics and flow, but also a number of structural challenges as well — most notably with the staircase and dining room remodels.  Although Strite brought the best of its design and construction acumen to bear on the successful conclusion of this whole house remodel, that success was due in no small part to our clients’ participation in the design process.  The old adage in our profession remains true: the best work is engendered by the best customers.

A Question of Balance

How STRITE returned an HVAC system to its comfort zone

The paradox of remodeling is finding limitless opportunity in constraint. It’s kind of a zen thing — and if you’ve been doing it for four decades, it definitely colors the way you look at so called obstacles. Just ask STRITE president and “field marshal” Bob Mundy — a man for whom challenges are but thinly disguised opportunities.

Take a recent Southeast Boise project, for example. To realize our clients’ vision of opening up their floor plan to bring their kitchen, dining, and family rooms into a more unified space (the better in which to entertain, now that their nest was empty), we had to first remove load bearing walls. While the most obvious challenge in doing this (one we face quite often) was in finding structural support alternatives, we also needed to reroute the hidden infrastructure of wires, pipes, and ducts.

For the most part, finding new paths for plumbing and electrical conduits is a fairly mundane, if not always expeditious, exercise — one in which matters of efficiency typically rule the day. In the case of this project, however, Bob saw an opportunity to improve on the home’s comfort as well as its esthetics. To appreciate the challenge in which that opportunity was embedded, there are some things you first need to know about the world of HVAC. We’ll let Bob explain.

“Most two-story homes built in the ‘70s, as was the case with our clients’ house, have an HVAC design that does a poor job of balancing climate. In short, the upstairs is generally too hot in the summer and too cold in the winter. Trying to correct this with control units that are typically on the ground floor means making the downstairs, where people generally live during the day, uncomfortable…not to mention driving up utility costs. The answer, in most cases, is to add a secondary system for a dual zone approach — but that option just wasn’t in the budget with this project.”

The HVAC ductwork in our clients’ home — what we call a “3×10” ducting system — went up through stud walls that we were taking out. For Bob, rerouting the ducts was unavoidable, but he wanted to do it in a way that would address the system’s inefficiencies. Following a brainstorming session with our HVAC trades folk, he came up the breakthrough concept of relocating the system’s trunk line, which had previously been located in a downstairs crawl space, to the attic by going up through the floor system via a downstairs pantry and then through an upstairs bedroom closet (both of which we then closed off). From this new location upstairs the system branched off to condition the house through vents we added under the home to replace those in the walls we removed. Since the return air and thermostat wasn’t balancing the upper floor with the newly opened area below, we moved the thermostat to the top of the stairs.

“We ended up with a system that far exceeds our clients’ air conditioning needs,” Bob reports. “Their master suite upstairs is very cool and we got a balance throughout the house without replacing or adding another unit — just by revamping the ducting. We probably saved between $5,000 and $7,000 with that approach, which we’ve since used again in another similar situation. We could have taken the attitude that since the ideal solution wasn’t in the budget, we’d simply walk away from it. As it was, we found an alternative that worked out beautifully.”

As it turns out, there’s thinking outside the box…and then there’s thinking outside the crawlspace.

A Remodel of Historic Proportion

Remodeling old homes is rewarding, but it definitely has its challenges.  The wear and tear of years can present structural issues along with the basic deterioration of pipes, wiring, and building materials.

In the case of a home that is on a historic register, these challenges can be exacerbated by the need to place historical integrity ahead of expedience and aesthetic intent.  The results of meeting these challenges, however, are among the reasons we do what we do.

Vision

The vision for this North End remodel was straightforward: restore a basically sound dwelling to something approaching its former glory, and in the process add a garage where none had previously existed.  Unfortunately, that vision was probably the straightest thing about this project, as you’ll soon discover.

Challenge

The original wood siding of the home was covered completely with the kind of metal siding that made many a polyester-clad salesman’s boat payments back in the ‘70s.  Stripping this away revealed the wood siding beneath the metal — most of which we were able to keep.  The back of the home, which was exposed to the most sun, was the notable exception.  To add any new siding to the home, however, was complicated by the fact that the entire house was almost 3 inches off level from corner to corner.  In addition, sections of the roof were sagging, especially in front of the dormer.  The front porch looked as though it should have had a knee wall around it — which would have been historically consistent with that neighborhood.  One of the biggest challenges we faced was convincing the Historical District of this, given the home’s historic standing.

Accomplishment

To straighten the fascia line of the roof, we had a custom brace fabricated from angle bar and ran it all the way across the roof line to straighten out the dip.  We restored or replaced all the wooden siding, constructed a separate garage with details harmonizing the home’s finishes, rebuilt some existing knee braces, and added the pony wall to the front porch.  The net result of these efforts was nothing less than the restoration of an old home to its historic beauty.

Highlights

Building the knee wall around the front porch was crucial to giving the entrance of the home more definition — but getting the approval of the Historical District to build it took some effort.  We researched previous owners to see if we could find photographic evidence of its existence, but to no avail.  What turned the decision our way was the outline of a former wall that emerged when we removed the metal siding from the home.  We took a picture, submitted it to the Historical District, and got the approval we needed — proof that history does repeat itself.

Notes on the images:

Looking at the house from the front.  Note the absence of a porch knee wall on the before picture to the above right.  Also note the fascia line of the roof dips along the front of the home, especially in front of the dormer.  Creative use of a steel brace hidden beneath the new fascia straightened out the dip.  Most of the siding on the home was original, whereas the west facing rear yard wall was in rough shape and mostly replaced.

Hours at the historical library resulted in a list of names of people who had lived in this home. I (Michael Snow) noticed that the first name listed, had the same surname as a friend of mine. I called him, and it turned out to be his great grand parents, pictured above. We were looking for pictures of the front of the home to prove that there once was a porch. When we were told by a relative of my friend that they had a picture of the home with the owners in front of it, we were elated! When the above picture arrived, we found that the picture was of the rear of the home – almost had it…The two windows to the left, have been reduced in size, but the larger windows behind the man are in the same place. Also note that the lower corner above the concrete, is the corner shot shown above of the metal siding peeled away.

 

 

 

 

A Foothills Remodel Takes a ‘70s Home “Back to the Future”

Our clients came to their home for the view, and stayed for the architecture. But before they reached that point, there was a lot to get done — as you’ll learn in this whole-house remodel case study that was featured in this year’s NARI (National Association of the Remodeling Industry) Remodeled Homes Tour.

Vision

Our clients loved the Boise foothills for their beauty and recreational opportunities, and when a chance run high above their North End home led past a certain “for sale” sign, they knew a change of address was the way to take greater advantage of this jewel in Boise’s crown. Although they saw a lot to work with in the bones of their ‘70s era home, they knew with equal certainty that it would take a lot of design talent, engineering insight, and project management — not to mention plenty of good old-fashioned demolition — to pay off their home’s architectural potential.

Challenge

The architecture of our clients’ home certainly made it unique, and its view of the Boise Valley from amid a cluster of trees was gorgeous — but the home’s floor plan not only failed to take full advantage of its design and site, it also robbed its inhabitants of the daily inspiration they should otherwise have enjoyed. To open up new lines of sight, add more points of light, and take full advantage of the views from around the second floor living space, a lot of walls and other “obstructions” would have to be removed, as would an aging and dysfunctional deck system. In the process, our clients also wanted the aesthetic improvements of an updated look and amenities in their kitchen and master bathroom.

Accomplishment

STRITE’s initial focus in realizing out our clients’ vision was to remove anything on the second floor, including the existing kitchen and fireplace, that would obstruct or diminish the views from the south side of their home, and in so doing make possible the corresponding light those views could bring to a more open floor plan.  Accomplishing this goal involved not only the demolition of walls, but also the replacement of an existing wall bearing point with a less intrusive steel beam that, when polished, picked up the metal highlights of the new kitchen fixtures.  By reclaiming an area of wasted space adjoining the kitchen, STRITE was able to convert it into a large, walk-in pantry with enough storage to eliminate the need for kitchen cupboards — thus adding to the clean lines and open feeling that our clients valued, in contrast to the cramped feeling of the original kitchen layout.

To further improve the views from the reconfigured living room, dining room, and kitchen, we added and enhanced window spaces. Although our clients’ original intention, thanks to input from the interior designer who STRITE brought on to the project team, was to relocate the existing fireplace, the fact that they seldom used it made its complete removal a more logical design decision.  By reclaiming the wasted space represented by the fire pit, as well as removing an alcove on one side of the fireplace, we were able to add another 200 square feet to the living room, as well as effectively making a previously “hidden” door to an outside walkway work as another view window.  To carry over the emerging look in other areas of the home, we replaced original carpet with lightly stained wood floors, and updated both the master bedroom (adding another point of light as one approached it from the hall) and the master bath (creating its own space distinct from the bedroom floorplan). On the outside of the house, our clients wanted to replace an aging and unsightly deck with a more aesthetically pleasing and functional option, as well as create a family-friendly patio in a backyard that they had described as “an un-level patch of cheatgrass.” To accomplish these latter renovations, we shared concepts and schedules with chosen local professionals whose expertise in their trades exceeded and complimented our own.

Highlights

Our clients had lived in their home for 11 years before executing their ambitious remodel plan — but they had been working on that plan for most of this time, and they had a very clear idea of what they wanted as an end result. They hired STRITE to help them get there, and we in turn enlisted the services of an accomplished interior designer to coordinate architecture and decor. Along the way we replaced dated wooden bannisters with custom-designed metal railings, reconfigured the entryway to open up a better line of site, updated the children’s bedrooms, and added unique touches like a single, wall-sized tempered glass backsplash (our clients’ inspiration) that reflected the trees through the windows in the main living area. It was a complicated project that lasted five months (the latter part during which our clients lived in the ground floor of their home), and at times taxed our scheduling abilities — but the end result was what our clients’ have described as a home that “looks and functions even better than we thought it would.” Those 10 words are what we are in business to hear.

For those of you who were unable to attend this year’s Remodeled Homes Tour, we wanted to share the story behind the two projects we featured.  Since a picture is worth a thousand words, we thought we’d save a whole lot of pages by simply putting together this five minute slideshow presentation.

You’ll not only see the obligatory “befores” and “afters,” but the “whys and wherefores” as well!

Taking a Balanced Approach

By its nature, an addition remodel is about creating something that wasn’t there before.  This in turn means incorporating something new into something that already existed.  A well executed addition should do this in a way that not only respects the integrity of a home’s design, but enhances it as well.  It’s all about balance.  

Vision

Our clients wanted an exercise space over their garage, and a hallway that would connect this room with the rest of their home.

Challenge

More often than not, when you add an addition you are faced with balancing out the home as well as adding to it.

Accomplishment

In the case of this addition, we not only added the space the clients were looking for, but filled out the home in a balanced way.

Highlights

Looking at the “After” photos reveals a simple but effective design trick for creating balance with a new addition: we replicated the shape of one design element (in this case the vent above the section of the home on one side of the garage) and incorporated it into the shape of a design element on the other side (in this case, a window).  We also picked up on the column elements that appear in other sections of the home and incorporated this design into the facade of the addition.
